Yes, we are licensed Florida Real Estate Agents, member of the National Association of Realtors® and Miami Association of Realtors®.

When is the best time to start apartment hunting?

Begin your search 30-60 days before your planned move-in date. Since rental prices and availability change daily, it's best to start looking when you're ready to make a decision and sign a lease.

Why do you only show 5 properties on a tour?

Moving to Miami is incredibly exciting! We’ve found that touring 5 properties is the perfect number. Viewing more than 5 can become tiring, overwhelming, causing the options to blur together and making it harder to pick the right one.

What is the cost of your service?

The compensation for our professional services is 5% of the gross lease as outlined in our written agreement. In most cases when you rent an apartment we are compensated by the landlord or apartment building directly, meaning there's no cost to you.

Do you work with apartment buildings?

We have strong relationships with MANY apartment buildings in Miami. It's important to know that we only work with buildings that work with brokers. If a building isn't working with brokers, we're unable to help you with that building.

Do I need to sign an agreement?

Yes. While our agents have been using written agreements for years, the National Association of Realtors has implemented a practice change requiring MLS participants working with a tenant to enter into a written agreement with the tenant prior to touring a property. This change goes into effect August 17, 2024 for all Realtors®.

How much do I need to make to rent an apartment?

Your income should be at least three times the monthly rent. For instance, for a $2,000/month rental, you need to earn $6,000/month before taxes. Proof of income is mandatory, and options for guarantors or co-signers are available.

Who needs to be on the lease?

In Florida, anyone over 18 years old must be included on the lease.

What documents do I need to rent?

  • Proof of Income (Last 3 Paystubs or Tax Return)
  • Credit Report
  • Pass a Background Check
  • Deposit (Wire transfer or Cashier’s Check)

What's the difference between a condo and an apartment?

Condos are usually owned by residents, while apartments are rented from a management company.
