When should I start looking at apartments?
You should start looking when you are ready to make a decision and sign. Usually 30-60 days out from your move in date. Keep in mind pricing and availability changes daily.
How much money do I need to make to qualify for an apartment?
You need to prove you earn 3x the monthly rent. If rent is $2,000/month you need to make $6,000/month before taxes. Proof of income is required with every offer. Ask your LUX Agent about adding a guarantor or co-signer and how that works.
Does my roomate/partner need to be on the lease?
In the State of Florida anyone over the age of 18 must be on the lease.
What documents do I need to apply for a rental?
Valid Photo ID
Proof of Income (Paystubs or Tax Return)
Copy of credit report
Pass a background check
Money order or Cashiers Check for deposit

Who pays the broker fee?
The great news is that in most cases, the landlord covers the broker fee through our service. Yes, you heard it right! It's quite common in Florida for the landlord to handle the broker's commission. We always make it clear upfront if a property does not pay a broker fee.
Now, let's consider a scenario where you discover a place on your own and want us to represent you. You have two options:
Option 1: We charge a one-time flat broker fee of $1,500 for our services.
Option 2: You choose to handle the transaction directly with the property.
We genuinely enjoy assisting individuals in finding their perfect apartment, and we will inform you beforehand if a property does not cover our broker fee before showing it to you.
